This is information, not advice

HouseDeltas is a calculator. It applies published Canadian tax, mortgage and housing rules to numbers you supply and shows you the result. That is not financial advice, and using it does not create an advisory relationship.

Advice means someone who knows your full circumstances taking responsibility for a recommendation. This tool knows only what you typed into it. It does not know your job security, your health, your family, your risk tolerance, your other assets, or what you actually want your life to look like — all of which matter more than any projection. Before acting on anything you see here, talk to a qualified professional: an accountant, a fee-only planner, a mortgage broker, a lawyer, depending on the question.

Every output depends on assumptions you chose

A projection is not a prediction. Change the return rate, the inflation rate, or the appreciation rate and the answer changes, often dramatically, and nobody knows which of those is correct — including us. The projection tells you what follows if your assumptions hold. It says nothing about whether they will.

This is why the tool shows its assumptions as editable fields rather than burying them, and why it puts the sources for every fixed rule beside the number that uses it.

Rules current as of 2026, and errors are possible

Tax brackets, contribution limits, CMHC premiums, land transfer tax rates and mortgage qualification rules all change. The values here are the ones in effect for 2026, each traceable to a primary source — CRA, CMHC, OSFI or statute. They will go stale, and a rule may change between a change taking effect and this tool reflecting it.

Beyond staleness: software has bugs, and this software is no exception. The engine is extensively tested and its math has been audited, but no warranty of accuracy or fitness for any purpose is offered or implied. Verify anything consequential against the linked sources before you rely on it. If you find something wrong, we would genuinely rather know.

Where the model knowingly approximates

Some parts of the model are deliberately simplified, and the tool says so on screen rather than hiding it. Warnings appear directly in the projection — for example when an RRSP withdrawal is taxed at an approximate rate, when a purchase cannot be funded from the cash available, or when income is grown against tax bands that are held flat. Those warnings are part of the output, not a disclaimer to scroll past.

Your data

Your scenarios stay in your browser. There is no account, and nothing you type reaches our servers, so we cannot read, share, sell or lose your plan. The privacy page explains the mechanics, including what our host can still see.

Because your plan lives only in this browser, keeping it is your responsibility. Clearing your site data deletes it, and we have no copy to restore. Export to a JSON file if it matters to you.

Cost

The tool is currently free and no part of it is behind a payment. If that ever changes, the terms covering payment, refunds and cancellation will be written and reviewed by a lawyer before anyone is charged — not retrofitted afterwards.

Status of this page

Written in plain language by the people who built the tool, and not yet reviewed by counsel — which is honest to say while nothing is charged for and no personal data is collected. Legal review is scheduled ahead of any paid tier. This page describes how we intend to operate; it is not a contract, and it does not limit any right you have under applicable consumer law.
